Can foreigners buy properties in Mexican kiteboarding beaches

Now days, Mexican regulations allow foreigners to own real estate in Mexican beaches. According to the Mexican constitution, foreigners can acquire property in the restricted zone (defined as all land located within 50 kilometres from the coastline) in two ways, through a Fideicomiso or a Mexican corporation. We definitely suggest to hire a real estate lawyer or agent in order to investigate the property and to know which option can be the best for you.

A fideicomiso is basically a bank trust that gives foreigners the same rights of ownership as Mexican citizens. The bank works as a trustee and holds the trust deed for the purchaser. Most of the foreigners who wants to own a property as a second home or residential, use this legal option. When the intention is to buy the property for commercial or business purposes, is more common to acquire it through a corporation.
